Heads up there is a scammer on craigslist using these townhouses. If you are seeing Talmoore Townhouses on Oriole Street in Springdale, AR listed by anyone other than Jennifer with Mohuma LLC you are dealing with a scammer. If a price seems too good to be true, it is.
This is Jennifer with Talmoore Townhomes, LLC. Thank you for your interest in the Talmoore Townhomes on the corner of highway 412 and Oriole Street in Springdale.
Please review the following details about the townhomes and our qualifications.
These townhomes feature an open plan kitchen and family room, plus laundry and half bath downstairs. Upstairs are two bedrooms, each with a private bathroom. Appliances are all included. Each unit is the same size and layout with 2 bedrooms, 2.5 baths, and 1126 square feet. There are no garages or fenced outdoor space with these units.
These units are currently under construction and will be ready sometime in November. A move-in date cannot be guaranteed until construction is complete.
Rent is $1250
Deposit is $1050
Lease is one year minimum.
Maximum occupancy is 4 including children.
We do not accept housing vouchers/section eight.
Tenant is responsible for utilities and internet service. Ozark Electric and Springdale Water are the utilities.
Pet policy: 1 small pet only, 25 lbs max. There is a one time, non-refundable fee of $400 plus $35 per month pet rent. There is no fenced outdoor space.
Application process does include a background and credit check which is paid for by the applicant and costs $29.95. A clean background check and a credit report that shows a history of meeting financial obligations is required. Applicants with no credit or poor credit are likely to be declined.
Proof of income is required to complete the application. $3750 per month ($45,000 per year) is the minimum household income requirement for this rental.
All adults must have a valid social security number for the background and credit check.
