IMPORTANT LEASE & APPLICATION DETAILS
This is a "lease take over” also called a “lease assignment”. This means you would be assuming all responsibility and liability for this unit and its rent plus fees for the remainder of this lease. This is not a sublease. Your landlord would be the Bungalows on Pine Cliff management run by Shelton Residential.
The application process is managed by the Bungalows property management staff. We as the current residents play no role in determining who does or does not qualify to rent this unit.
All interested applicants must meet minimum income requirements, including a credit and criminal background check.
Rent & Fees:
Total Per Month: $2279.00 (Rent: $2199, Water/Sewer/Trash: $65, Premium Yard Fee: $15.00)
$75 Credit & Background Check for each applicant
WAIVED $400 non refundable deposit to hold unit WAIVED
$1000 Security Deposit PAID TO THE CURRENT RESIDENTS NOT THE BUNGALOWS MANAGEMENT, paid prior to move in CASH, CASHIERS CHECK OR MONEY ORDER ONLY
Additional Pet Deposit of $250 paid to the property management is due upon move in if you have pets. Please speak to Haley or Amy about this when you are applying.
Rent Due on the day you move in to The Bungalows on Pine Cliff (prorated or in full depending on your move in date), Cashiers or bank check only, paid to the property management
“Lease Transfer” Details:
Earliest Move In Date: August 15th 2020
Lease End Date: October 31st 2020
Minimum Notice to Vacate: 60 Days
Leasing Month to Month is an Option after October 31st for an additional $200.00 per month
You can opt to sign a new 12 month lease agreement with the property management to begin November 1st 2020. Please discuss that with Haley or Amy when you apply.
There is a two month penalty for breaking your lease or giving less than 60 days notice before you move out that totals $4558.00.
Upon move out, assuming there is no damage to be repaired, your $1000.00 security deposit will be returned to you by the property management. Please read the lease fine print for any other fees such as cleaning that may be deducted.
THE UNIT IS CURRENTLY NOT OPEN TO TOURS WITHOUT PRIOR CONSENT FROM THE CURRENT RESIDENTS.
Because my wife and I still live here as we prepare to move out, the unit is not open to tours without our consent. Tours are given by the property management. Appointments are required. A model furnished 3 bedroom 2 bath unit is available for tours as well if you cannot enter the unit being offered for rent.
